Project Updates
Implimentation of the 1999 Zoning Ordinance

Ongoing Project: ZONING ORDINANCE ADMINISTRATION

PLANNING COMMISSION
  • Review and recommend rezoning requests and special use permit requests.
  • Review and recommend amendments to the Zoning Ordinance.

BOARD OF ZONING APPEALS (BZA)

  • Review and decide variance requests and appeals of Zoning Administrator decisions.

PLANNING DEPARTMENT

  • Provide staff support to the Planning Commission and the Board of Zoning Appeals.
  • Prepare draft amendments to the Zoning Ordinance for Planning Commission consideration
  • Provide information and answer questions concerning the Zoning Ordinance for developers and the general public.
  • Enforce the Zoning Ordinance including review of building permit applications, review of site plans, complaint investigation and follow-up, legal enforcement actions, etc.
  • Assist VCPA/Virginia Tech in conducting a regional training sessions for Planning Commission and BZA members/alternates.
  • Continue to develop information hand outs to explain zoning requirements to the public

June, 2002 Supervisors approved amendments on June 10th.
May, 2002 Held public hearings (Planning Commission on May 8, Board of Supervisors on May 28th) on draft amendments.
April, 2002 Planning Commission completed discussion of draft amendments at their April 10th meeting. Public hearings scheduled for May.
March, 2002 Discussed draft amendments with Planning Commission at their March 20th meeting. Discussion to continue at April Meeting.
February, 2002 Zoning Administrator developed list of issues to be considered by Planning Commission at their March 20th meeting.
January, 2002 Zoning Administrator developed list of issues to be considered by Planning commission during annual review.
November- December, 2001  (for Planning Commission)--Zoning Administrator developed list of issues to be considered by Planning Commission during annual review. 
October, 2001  (for Planning Commission)--Developing list of possible amendments to be considered by Planning Commission during annual review. 
September, 2001  Board of Supervisors held work session and approved amendment that private streets in A-1 be built to VDoT standards. 
August, 2001  Planning Commission held public hearing and made recommendations on requirement that private streets be built to VDoT standards. Board of Supervisors held public hearing. 
July, 2001  Supervisors sent private street amendments back to Planning Commission with the recommendation that they be built to VDoT standards. 
June, 2001  Supervisors held work session and adopted all proposed text amendments with the exception of tose relating to private streets. Supervisors held work session on private street amendments. 
May, 2001  Commission held public hearing and recommended approval of text amendments to implement policy changes. Supervisors held public hearing. Staff made presentation to Owens and Company Realtors on Zoning Ordinance and Montgomery County Planning Department Website (Steve Sandy and Meghan Dorsett) 
April, 2001  Commission reviewed text amendments to implement policy changes and scheduled public hearing for May 9th. 
March, 2001  Commission completed discussion of all policy changes. Staff directed to prepare necessary text amendments for consideration by County in April 
February, 2001  Planning Commission continued discussion of policy changes. 17 of 23 policy changes have been reviewed. 
January, 2001  Planning Commission held public hearing and recommended technical changes to Supervisors. Supervisors held public hearing on technical changes. Planning Commission held special work sesseion (January 29th to begin discussion of policy changes. 10 of 23 polich changes were reviewed.
